Common Monroe Apartments

3431 13th St NW (Common Monroe) is an 8 unit, 46 bedroom co-living property located in the Columbia Heights neighborhood of Washington, DC. The four story, 16,700 square foot adaptive reuse development project was completed in January 2020. The church was originally constructed in 1917, and was seriously damaged in 2011 by the earthquake that struck the Mid-Atlantic. At delivery, 3431 13th St marked outlier’s second co-living building. Our project partners consisted of StudioMB, CAS Engineering, Ehlert Bryan, MC Engineers, and Common Living. The community has received numerous awards and recognition since completion, notably the project was recognized in the 2020 Best in American Living Awards multifamily category for adaptive reuse.
