Summer Investments Intern

Job Summary:

outlier is currently seeking full-time paid interns for Summer 2020 to provide overall transaction and operational support to our Investments Team. This position provides opportunities for professional growth regarding acquisitions, project management, investment management, and transaction experience. Our Internship offers candidates the chance to engage in the research, acquisition, and development of real assets across the Mid-Atlantic United States. An internship with outlier will help candidates garner research skills that inform investment decisions through analyzing market trends and specific investment criteria to acquire assets strategically.

Interns will have the opportunity to support senior professionals of outlier, its consultants, and clients. Due to the Company’s relatively small size, intern contributions can significantly impact the organization. Interns will be exposed to and involved in various aspects of due diligence, deal negotiations, capital markets, and closings.

Your primary responsibilities will include (but are not limited to):

  • Support the Investments Team on all due diligence related processes and workflows
  • Implement and utilize planning, scheduling and tracking systems, processes and procedures to provide effective coordination of acquisition targets
  • Maintain acquisitions pipeline and deal rooms, and prepare reports for team and partners
  • Assist in capital markets and asset management related activities such as the preparation of investment committee memorandums, equity offering materials, and business plan creation
  • Respond to requests from project contacts, and solve problems independently as appropriate
  • Coordinate meetings in the field with contractors and other service providers with outlier staff
  • Assist in the completion of ad-hoc investment specific and broader market research

What are we looking for?

Ideal candidate will be a self-starter, driven, always seek to produce an excellent work product, be a fast learner, have strong time management skills, and have an interest in real estate finance and/or development.

  • Desire to work in a team environment under pressure
  • Ability to write persuasively and succinctly
  • Ability to synthesize large quantities of data
  • Fluency with Microsoft office suite
  • Advanced knowledge of Microsoft excel
  • Ability to work full-time for 8-10 weeks beginning in June and ending in August

Real Estate Investments Analyst

Job Summary:

outlier is currently seeking an Analyst to join the Investments Team. The Analyst will work alongside principals and members of the team with the opportunity to contribute significantly to the Company’s acquisition activity and investment decisions by providing execution and analytical support for the acquisition of real assets.

Your highest priority will be to support the underwriting and due diligence efforts of the outliers strategy focused on non-institutional value-add multifamily properties. You will play a critical role in the process of evaluating potential acquisitions, underwriting, conducting market research, and supporting related capital markets activities.

Your primary responsibilities will include (but are not limited to):

  • Create, manage, and update pro-forma cash flow models for potential multifamily acquisitions
  • Support the Investments Team on ad-hoc activities related to deal sourcing and due diligence
  • Assist and prepare internal materials and external-facing equity offering memorandums. Conduct market research and identify potential investment opportunities
  • Provide analytical support as needed

What are we looking for?

We believe success in this role will be achieved by a candidate who possess and demonstrates the following attributes and skills:

  • Bachelor’s degree with a focus on real estate, finance, business, or accounting
  • 1-2 years of commercial real estate experience preferably in acquisitions, capital markets, investment sales, or investment banking
  • Familiarity and ability to think critically about commercial real estate deal structuring, waterfalls, and sensitivity analysis
  • Demonstrated high level of proficiency in Excel and proficiency in other Microsoft applications (Outlook, PowerPoint, Word)
  • Well-organized, detail-oriented, ability to multi-task with great follow-up skills
  • High accountability and sense of ownership
  • Displays discretion and confidentiality regarding sensitive information
  • Collaborative teammate who displays flexibility and adaptability
  • Desire to work in a fast paced and entrepreneurial environment
  • Positive attitude and a drive to be your best self, demonstrate that you consistently seek opportunities to make yourself, your environment, and those around you better
